Single storey house, 3050 sq.ft floor area, Sg Buloh location. Exquisite Bungalow
January, 2015 i quoted this guy RM85 per sq.ft. He reluctant to accept my offer he said someone promised to do it with the cost of RM80 per sq.ft. Unfortunately, as I predicted the contractor cannot committed to his promised. All of the contractors he asked, asking for RM100 per sq. ft (which is the actual rate for a new house). I am willing to give him the lowest possible price because he is part of the family. This the least I can do!
May 25th he called me excitedly and mentioned that his neighbor agreed to do it (after much nego) with the cost of RM83 per sq.ft (finally, cheaper than my price!) BUT, the cost excluding tiling, water ret. and external cabling.
I was taken aback, this guy supposed to be a well educated chap from a highly educated family can easily been deceived by a mere contractor... this is a classic example of "money movement". A simple rule, if you want to compare an apple you must compare it with an apple, not comparing an apple with an orange. I told him if he took out the tiling, water ret and cabling from the complete set of Bill of Quantities that I e-mailed to him earlier my price would be only RM75 per sq.ft
Hat off to the contractor for being very smart. Simple advice, if you want to do sumthin big, educate yourself first... I have seen TOO many of us being cheated by the unscrupulous contractors !!

Proposed double storey bungalow @ Bandar Maharani, Muar. 2300 sq.ft floor area. A mak cik staying in Kelana Jaya asking me to design n built a double storey bungalow supposed to be a homestay. If everything gone well the project will be executed once she got the approval from the PBT.
Fortunately, my partner in Hajat Tinggi Sdn Bhd also interested with the design. He is interested to built it for his daughter @ Gombak. This I quoted RM220k becoz double stories required stronger and bigger foundation/structure.
